EIGHT (8) FULLY FURNISHED APARTMENT UNITS

FOR

NAVY TRAUMA TRAINING CENTER (NTTC) STUDENTS

The United States of America, acting by and through the Department of the Navy (Government) is considering execution of a Lease for eight (8) fully furnished two (2)-bedroom, two (2)bathroom apartment units located within one (1) apartment complex (Complex) within a thirty (30) minute driving recall of Los Angeles General Medical Center (LAGMC), Los Angeles, California under the process and terms outlined in this Request for Proposals (RFP). The leased apartments will house students and visiting surgeons participating in trauma training in support of the Navy Trauma Training Center.
The Lease term shall begin March 01, 2027 for a fixed period of one (1) year, and may be renewed for up to nine (9) additional one (1) year option periods, subject to appropriation of available funds.
This RFP N62473-27-RP-00038 is seeking offers that can meet ALL of the requirements. This RFP shall not be considered a contract, a promise to a contract, or a commitment of any kind on behalf of the Government. A Government Lease will be required to be executed by the Real Estate Contracting Officer (RECO), acting on behalf of the Department of the Navy.
The Complex and each apartment inclusive of furnishings shall be highly maintained and structurally sound and not pose any health, safety or fire hazard. The Complex and each apartment unit shall meet the following minimum Requirements:

1. Location:

a. The Complex must be located within a thirty minute driving recall of LAGMC; See Attachment (1) for a map of the delineated area;
b. The Complex must be, in the sole judgment of the Government, a location conducive to good quality of life including –
i. general aesthetics of the Complex;
ii. exterior maintenance of the Complex and of the neighborhood surrounding the offered units; and
iii. general security of the Complex and parking areas including lighting and access.

2. Complex Requirements:

a. Complex shall meet all federal, state, and local seismic and building codes; b. Parking:
i. Minimum of two (2) assigned parking spaces (including parking decals, etc., if required by Complex) shall be provided for each apartment unit leased;
ii. Parking area to be secured and away from street traffic; c. Amenities: Occupant(s) shall have access to all amenities offered within the
