1.

The Lease Design Narrative (LDN) has been amended and replaced with a new document: “2C – Conroe Appendix A.2 – Lease Design Narrative (Conroe) version 3” dated September 5, 2026. The modifications on page 6 and 19 of the LDN are highlighted.

2.

Conroe, TX OPC - 36C10F25R0048 – Section 1.02 C of The GSA Template R100 for VA, THE PREMISES – Conroe TX is hereby deleted and replaced with the following:

The Government is seeking no fewer than the number of parking spaces mandated by local code (or, if no local minimum applies, no fewer than approximately 5 spaces per 1,000 ABOA SF) and a minimum of 956 parking spaces (can be any combination of structure/inside or surface/outside parking spaces), reserved for the exclusive use of the Government. These spaces must be secured and lit in accordance with the Security Requirements set forth in the Lease. Offeror must include the cost of this parking as part of the rental consideration.

Conroe, TX OPC - 36C10F25R0048 – Section 3.11 of The GSA Template R100 for VA, OPERATING COSTS REQUIREMENTS INCLUDED IN OFFER – Conroe TX is hereby amended from a full service lease to net of utilities. Please provide an updated GSA form 1364 and 1217 with Final Proposal Revisions.
Exhibit A – Net of Utilities is attached and added to The GSA Template R100 for VA. Exhibit A – Net of Utilities is attached and added to The GSA Template L100 for VA.

Conroe, TX OPC - 36C10F25R0048 – Section 3.08 E., F., and G. of The GSA Template L100 for

VA, RESPONSIBILITY OF THE LESSOR AND LESSOR’S ARCHITECT/ENGINEER – Conroe TX

are hereby deleted.

5.

Conroe, TX OPC - 36C10F25R0048 – Section 3.12 D of The GSA Template L100 for VA, AUTOMATIC FIRE SPRINKLER SYSTEM – Conroe TX is hereby deleted and replaced with the following:

Automatic fire sprinkler system(s) must be installed in accordance with the requirements of NFPA 13, Standard for the Installation of Sprinkler Systems that was in effect on the actual date of installation, any required fire pump and secondary power source; the base-building fire-alarm control panel; required emergency voice/alarm communication system; primary infrastructure; and systems needed to satisfy applicable NFPA and code requirements”.
